November 2016 Residential Real Estate Activity in FDL County



It's time to wrap up November - which means we are close to wrapping up 2016! The time flies!

November posted 70 closings, and while this is down almost 25% from last month, it is UP almost 50% from this time last year, which is amazing! The average days on market held fairly steady at 144 days - which, for sellers out there who are in a hurry to sell, remember this number! This is almost 5 months on average.

There are currently 408 homes on the market - which is almost 55% less than the height of the market for 2016, which happened in June and July (as is typical.)

Let's break down these 408 current listings:

$0 - $99,999 137 active listings
$100,000 - $149,999 107 active listings
$150,000 - $199,999 47 active listings
$200,000 - $249,999 34 active listings
$250,000 - $299,999 37 active listings
$300,000 - $349,999 20 active listings
$350,000 - $399,999 12 active listings
$400,000 - $449,999 2 active listings
$450,000 - $499,999 1 active listing
$500,000 + 11 active listings

As we've been reporting, that group of homes under $100,000 faces the most competition. Sellers who are impatient to sell should price their homes with that in mind.

Buyers in that $200,000 and up market are noticing that homes are being sold before they can even schedule a showing! If you happen to fall into that category, keep a very close eye on the market and be prepared to make a quick and strong offer if you find the house you love.

Historically, December has been a relatively slow month, with the except of 2015. We saw a HUGE upswing in December activity last year; what will this year bring? Stay tuned!
